The spacious apartment is furnished and decorated to a high standard and is a perfect place to stay for both families and groups of friends. Split over 2 self-contained floors the layout lends itself well to groups who wish to enjoy some privacy using both levels yet still be able to spend time together.
The apartment consists of 4 bedrooms in total, 3 on the upper garden level (2 x king beds and 1 x twin room) and one king size bedroom on the lower ground floor. Two pull-out beds can be used in any of the large rooms on the upper floor to sleep 3 in each of the bedrooms. A further 2 guests can use the sofa bed on the lower ground floor. There are 2 bathrooms upstairs and 1 downstairs.
There is a kitchen and lounge/diner on both levels so the apartment can be booked as an entirety or as 2 separate apartments. The connecting stairway can be closed off for privacy for both parties.

In the upper apartment there are 2 double bedrooms (king size beds), one with en-suite bathroom. There is also a twin bedroom and a further bathroom. 2 additional beds can be prepared in any of the larger bedrooms upon request.
In the upper apartment the well equipped kitchen has a large dining table which will seat up to 10-12 guests. The kitchen opens out in to the large sitting area with stunning views of the castle (Sep to May). The master bedroom en-suite bathroom has a roll top bath, separate shower and can also be accessed via the main hallway. The second bathroom has a large walk-in shower.
There is a connecting stairway to the lower ground apartment should the 2 apartments be booked together for large groups; otherwise the door to the stairs will be kept locked.
The kitchen is equipped with a washing machine, dishwasher, range cooker, large fridge-freezer, microwave, kettle, toaster, coffee machine etc.
In the lower floor apartment the kitchen/lounge/diner is well equipped with an oven and hob, dishwasher, sofa bed, dining area to seat 4. A washing machine and dryer can be found next to the bathroom which is equipped with a shower and wc. The downstairs bedroom has a comfortable double bed.
Anna will provide you with all the arrival information you should need prior to your visit. On the day of your arrival you will be met by our professional House Manager who will greet you with the keys, familiarise you with the apartment and answer any questions you may have.
Our apartment is at the heart of the most historic part of this beautiful city. You can walk just a few steps outside the front door to reach the Castle Esplanade and Royal Mile. There is no parking with the apartment.
The Waverley train station is just 5-10 minutes walk away, beside which the buses and trams to/from the airport can be used.
The views of the castle will be obscured by the Edinburgh Tattoo stand between the months of May-Sep. Please note that due to the proximity of the castle and Tattoo guests will experience the noise of fireworks during the August period.

Guests will have access to the whole apartment; however, the parking and gardens are for the private use of long term residents.
Our House Manager will be local to attend to any queries or problems.
During August there is heightened security around the castle and Ramsay Garden. Guests may be checked by security staff when approaching the apartment when the Tattoo is in progress.
